Lanco Hills is a mixed use development by Lanco Infratech at Hyderabad, India.
The development is spread over 100 acres and includes a total built-up area of approximately 22 million sq.ft. i.e. approximately 9 million sq.ft. of IT, 8 million sq.ft. of residential and 5 million sq.ft. of shopping block (which includes a 5-star hotel, a 4-star hotel, a corporate block and service apartments). The IT and the residential section have buildings ranging from 20 – 30 storeys high. The development also includes a ‘Signature Tower’ which is of 100 storey. We have been appointed as the Designers for the MEP infrastructure (includes storm water, data, electrical, water supply etc.) and detail MEP services for the 9 million sq.ft. of IT buildings.
The project is very challenging due to various reasons such as:
- The availability of unlimited FSI as long as the fire norms are met
- The contour available at site which is approx. 60m in a span of 200m
- The high density of development and the resulting requirement of parking which stretches down from 2 basements to up to 6 basements
Some other general features of the development include:
- Power requirement of 150MVA
- Usage of a hybrid air-conditioning systems to take maximum benefit from water-cooled systems

The presence of common basements (upto 8 basements) across each building function and the usage of ductless ventilation fans for providing mechanical ventilation.
